Whitefield is a built-up area, so empty residential land inside the main belt is scarce and expensive. New plotted layouts are mostly found a few kilometres out, along Soukya Road and on the Varthur and Muthsandra side, where larger land parcels still exist.
A plot gives you freedom that an apartment does not. You choose the design, the number of floors and the builder, and you own the land. In return, you take on construction cost, time and approvals, so the total spend is always higher than the plot price alone.

Land is simple to buy and easy to get wrong. These are the papers a careful buyer asks to see.
Shows the chain of ownership. Ask for the papers going back at least 30 years.
Agricultural land must be converted to residential use before a layout can be sold.
Check that the layout plan is approved by the planning authority for the area.
Plotted layouts above the size limit must be registered. Check the number and the promised date.
Ask whether the plot is A khata or B khata and look at the latest tax receipts.
Confirms there is no loan or legal claim against the land.

Ask for the permitted floors, setbacks and use, so that you know what you can build.

A growing belt east of Whitefield. KNS Aura and Aakruthi Svanta are here. Good road access, and close to the Whitefield–Hoskote corridor.
South-east of Whitefield, with established homes and schools nearby. Yellowstone Tattvam and PLD Homes are here.
Larger land parcels and lower rates, but a longer drive to the tech parks.
The Budigere and Kannamangala belt. We have not found a plotted project here with a verified RERA number yet, so check each offer carefully.
